What's your property worth?
Enter your annual net rent and a cap rate to see an estimate — and how much the cap rate moves the number.
| Cap rate | Estimated value |
|---|---|
| 6.00% | $1,666,667 |
| 6.50%your estimate | $1,538,462 |
| 7.00% | $1,428,571 |
This is a rough estimate, not an appraisal or an offer. Real value turns on your specific tenant, the years left on the lease, the rent structure, and where cap rates actually are right now — the things an online number can't know.

Common questions
How do I estimate the value of a net-lease property?
Divide the annual net operating income by a cap rate. For example, $100,000 of net rent at a 6.5% cap rate is about $1.54 million. A lower cap rate means a higher value.
What cap rate should I use?
Most single-tenant net-lease properties trade in roughly the 5% to 8% range, depending on the tenant credit, the years left on the lease, the rent structure, and the market. For a real number on your specific property, ask a buyer who prices these every day.
Is this estimate the same as what my property will sell for?
No. It is a rough starting point. Actual value depends on your specific tenant, lease term, and structure, and on where cap rates are right now — which an online tool cannot know. Send us the lease for a real figure.
We'll price it for you.
Send us the basics on your lease — tenant, location, current rent, and years remaining — and we'll give you a real figure, usually within a few days. No cost, no obligation.
